1How much does your service cost?

Depending on the complexity of the property, the price of the service is between 3-3.5% of the final sale price. We typically sell homes for 4-10% more than the owner would.

2Who pays for advertising?

Advertising costs are paid in full by real estate agent Roman.

3How do you market your property?

We use a variety of marketing methods. Starting from the major real estate portals to paid social media advertising. We will develop a suitable marketing plan for each property.

4How does property photography work?

The time of photographing the home for sale will be agreed with you in advance. PS! It is very important that the home is tidied up before the shoot. Please contact me for further instructions on what the owner should do before the shoot.

5How long does it take to sell?

Depends on the wishes and needs of the owner and the location of the property. My personal average selling time has been around 1.5 months.

6How is the site shown to interested parties?

We will visit the property for sale at times agreed with the owner. It is recommended that the owner is not at home when the property is presented to prospective buyers.

7How are notary fees paid?

In Estonia, it is common practice that notary fees are paid half by the buyer and half by the seller. The state duty is paid by the buyer.

8How much are notary fees?

9Who prepares the sales documents?

The estate agent will prepare all the sales documents. We can help you with dealing with banks, ordering an appraisal report, preparing notarial documents and other necessary procedures.

10If the documents are out of order, is it not possible to sell?

No. This is a popular myth. If necessary, we can also help you by regularising incomplete documentation.

11The property will be sold. When must it be released?

All subject to agreement with the owner. It is common practice for the transfer to take place within 1 month of the notarial deed.

12How will the transfer take place?

To do this, a written act of transfer must be drawn up. A real estate agent will be present at the transfer and will help you to do this.

13How is the brokerage fee paid?

The estate agent's fee is paid on the same day as the notarised sale and purchase transaction.
